Goa is a smallest state of India with a rich colonial and pre-colonial heritage, visible in various architectural typologies of its churches, temples, forts and houses. By restoring old Indo-Portuguese houses by systematic planning of investments from both, owner and investors, it can open a whole new range of heritage rental villas across the state, which is already on high demand. This model also helps in the conservation and restoration of old houses that are otherwise left unattended for so long and are under a threat of total irreparable loss.This paper demonstrates guidelines in selection of properties, estimating the total repair works and selecting a revenue generation model to take care of the expenses of the reclamation and thereby procuring benefits from the model for both, investor and owner. This paper concluded that it is a well-known fact that many colonial houses across Goa are in need of immediate repairs but are left unattended by owners due to lack of funds and awareness to save heritage houses. This model will help resolve the above issues thereby saving heritage properties across the state of Goa that are to be bulldozed because of the rising real-estate prices. By restoring old Indo-Portuguese houses with the aid of systematic economical planning of capital investments from each, owner and investors, it could open an entire new range of heritage rental villas across Goa, which is already on high demand.
